Energy Performance Certificate

In 2011 the Ministry of Environment and Climate Change set up a law stating that for all the properties that are due for sale or lease measuring over 50 sq.m. it is necessary to issue an Energy Performance Certificate.

More specifically, for the sale of a property and before the signing of the final Contract the Notary asks for the Energy Performance Certificate, its reference number is mentioned in the Contract and a copy of the Certificate is attached.

Concerning rental of a property the certificate reference number will have to be mentioned in the private or notary agreement. The Tax Office will not certify any agreements without the Energy Performance Certificate.
The accredited assessor after visiting the property will issue an Energy Efficiency rating from A (most efficient) to G (least efficient) depending its energy performance (type of heating, performance of thermo insulation of walls and aluminum shutters, air conditioning or solar boiler etc.) and provides recommendations about how to reduce energy use and save money.

The cost for the Energy Performance Certificate varies dependent on the size of the property and is paid by the owner.

The Energy Performance Certificate is valid for 10 years from its date of issue. In case the property is renovated before the certificate expires the certificate is not valid and a new one has to be issued.
